All surveys are carried out to industry standards and are
undertaken by a fully qualified chartered surveyor. Your report
will include pictures and plans if pertinent.
Home Buyers Report:-
The firm can produce a short valuation / survey
report giving you information on the condition of the property
and present state of repair / disrepair. The property report
encompasses those areas of the building which are easily accessible
such as the roof via a ceiling hatch.
The report is meant for regular properties
in a reasonable condition of repair and is restricted to the
areas of the property that are readily reached. The information
focuses on important or major defects and is aimed to provide
the details required to assist the property buyer to decide
whether or not to carry on with the acquisition.
Building Survey Report:-
This is a more in-depth report that gives a more comprehensive
view of the condition of the property. This survey is more
suited to older buildings or where the structure is suspected
of being defective. The Structural Survey is grounded on a
detailed probing of the property and is basically a technical
inspection and report.
The structural survey would look for signs of movement, cracks
and deterioration. The building will be checked, as far as
possible, for signs of rising damp, wood rot, termite infestations,
etc., as well as the overall condition of the interior fittings
and finishes.
The building report is prepared in layman's terms with pictures
so as to be easily comprehended. Possible solutions and estimated
costs, where applicable, will be provided.
A property valuation is not usually included, but can be done
by prior agreement, thereby combining the two reports which
can cut your costs.
Quantity Surveying:-
Here Sphinx Associates are focused on construction and the
management of the budgets and costs of large projects as well
as being able produce a Bill
of Quantities for a building project or civil engineering
work carried out in Gambia.
From the inception of a plan to the completion of a construction
project, the quantity surveyor is likely to be involved in
a technical, legal and financial capacity. They would be broadly
concerned with the management of the budget, control of costs
of the project, valuations and legal issues arising during
the period of the project.
